Jollyville

Jollyville is one of the oldest towns in the state of Texas. The area was settled by Henry Rhodes who received a land grand to do so in 1841. But the area is named for John Jolly. He purchased 160 acres. He set up a store and blacksmith shop. His family donated land for a school and cemetery. This was the foundation of the town, but it was home to only a few hundred people fifty years ago. The eastern half of the city is mostly off-limits to development, so you can get a feel for what it felt like to live here back then. The area west of Parmer Lane is like a whole other city thanks to all the Jollyville subdivisions built to accommodate fleeing Austinites. The town of Jollyville is northwest of San Antonio but too far to commute to it.

Jollyville, Texas is roughly twenty miles north of Austin. It is located in Williamson County. It is east of Highway 183 and south of Highway 45. Route 1 passes southeast of the city. The Austin Aquarium is located near the intersection of Anderson Mill Road and Highway 183. It is part of a massive shopping complex. There are several east-west roads that connect to Route 1; this road runs parallel to Interstate-35. Route 1 turns into the North Mopac Expressway and connects to Highway 290 south of Austin.

Jollyville is rapidly growing. Census records said only twenty families lived here in 1960. It was home to less than twenty thousand people in 2010. By 2020, it was home to roughly thirty thousand people. This growth has caused the city to grow beyond the Williamson county line into Travis county. Population growth has slowed to two percent a year as surrounding areas build up. Most residents are within the 78729 zip code.

The median home price was just below 300,000 dollars as of 2020. For comparison, the average home in Austin costs just less than 600,000 dollars. That’s one reason why people choose the longer commute to Austin. But the area is still more expensive than the rest of Texas. The average home in Texas costs around 200K. Housing prices in the area are driven up by the presence of high tech firms like Dell in Round Rock and other north Austin suburbs.

The town is primarily a middle class suburb. The Census estimated that the median household income was 102,000 dollars in 2019. For comparison, the average Texan household brings in 64,000 dollars a year. The median age for the town is 34, one year less than the state average and four years younger than the national average. That means this area has a larger than average number of families.

The town is served by the Round Rock Independent School District. One of the Round Rock elementary schools is called Jollyville Elementary. Ironically, its address is 6720 Corpus Christi Drive, Austin, Texas. Local students may be sent to Deerpark Middle School or Pearson Ranch Middle School. All students go to McNeil High School.

While there are no colleges in town, the area is popular with college students. The Austin Community College Northridge Campus is eight miles away. South University of Austin is a vocational school within a fifteen minute drive. Park University Campus Center in Austin, Texas is ten miles away. Texas State Technical College is a twenty minute drive away. You can take McNeill Road to Highway 79 in Round Rock to that vocational school. St Michaels Center is a Catholic college in Austin. It is roughly eight miles southeast of the town. The Texas Space Grant Consortium campus is ten miles to the south. It is located in north Austin. This facility is one of 52 such facilities in the United States dedicated to space research and technology. It is affiliated with UT Austin. The massive University of Texas at Austin campus is twenty miles to the south.

This town is car dependent. Walkscore gave it a walk score of zero. Yet Zillow gives it points for its many sidewalks. The difference between these two ratings is that Walkscore rates neighborhoods based on how easy it is to walk to the grocery store or doctor’s office, not go for a safe late night jog. Walkscore gave the area a bike score of 25.
